AVA provided design services to the TOD developer and directed the open space planning and site design for the Marshall Squares project. Description

As part of a redevelopment area within downtown San Jose, Marshall Squares will provide the city with much-needed infill housing across the street from St. James Park and adjacent to the St. James LRT Stations. The proposed apartment building contains 190 units in five residential levels (Type IIIA) over two above-grade mixed-use levels of residential, retail, flex space, and garage (Type IA) with one level of the subterranean garage (Type IA). The Site is approximately 1.4 Acres. Courtyards, a swimming pool and spa, barbeque areas, firepits, and gardens are provided entirely on upper podium levels to provide the residents with upscale amenities in an urban setting. Streetside cafes will be provided adjacent to the existing LRT line.
